Chinese buyer shells out $91M at 432 Park Buyer snagged three units with 12K sf combined

Sources said a Chinese buyer just shelle爱上海 爱上海同城手机版d out $91.1 million for a trio of apartments at 432 Park Avenue — becoming the priciest deal at the supertall condominium to date.

The buyer — 432 Park Joy LLC — went into contract on units 92, 92B and 93B on Dec. 4, according to public records. With a total of 11,906 square feet spread over two floors, 新上海贵族宝贝论坛 上海贵族宝贝交流区the units were asking a combined $120 million.

The purchase price works out to $7,651 per square foot — a relative steal compared to other big-ticket deals. Al Hokair reportedly paid $10,623 per foot for the top penthouse last year. In July, real estate executive Gongwen Dong — who also bought Bob Diamond s condo at 15 Central Park West — scooped up爱上海同城论坛 爱上海同城 an 86th-floor condo at 432 Park for $33 million, or $8,190 per foot.

UPDATED, 4:57 p.m., Feb. 20: An LLC linked to RKF is facing a lawsuit involving a botched commercial condominium sale and an allegedly noisy fitness center.

The plaintiff, an investment fund known as Real Estate Discovery Ventures, claims it agre上海贵族宝贝交流区 上海贵族宝贝论坛ed to buy a commercial condo unit at 130 East 12th Street near Union Square for about $8.1 million in July. The company then put down an $814,000 deposit as part of the deal with the seller 130 East Realty LLC, a company linked in property records to the brokerage RKF.

However, in August, the manager of the condo told REDV that it would not approve the sale until the seller and the condo’s tenant, fitness center Switch Playground, addressed the defaults under the current lease, the lawsuit says.

These defaults center on alleged noise issues, as the lawsuit says that the noises and vibrations from Switch Playground’s loudspeakers have caused several residents of the building to complain.

“The broader issue is the volume of their music and, much worse, the volume of their employees yelling into microphones at people who are 20 feet away,” reads an email attached to the lawsuit outlining the condo board’s concerns. “There is some aspect of whatever it is that they do periodically in the workout sessions that involves throwing something against the walls or columns … that shakes the apartments above and, at times, the entire building.”

Switch Playground also violated its lease by running ductwork and HVAC piping through the condo’s walls, putting equipment in common areas and putting up signs without approval from the condo board, according to the lawsuit.

The seller was first notified about these issues in November 2016 but has still not fixed them, the suit says. The condo board tried to resolve the issue by hiring an acoustical engineer who made recommendations for how to solve the noise problem in December, but Switch Playground and the seller have not acted on any of these rec上海夜网论坛 上海夜网ommendations, according to the suit.

Although the condo board has not approved the sale of Switch Pl新爱上海同城对对碰论坛 上海同城对对碰交友社区a阿拉爱上海同城 爱上海龙凤419桑拿yground because of these violations, the seller still sent a notice to REDV demanding that they close on the purchase by Feb. 22, the suit says.

REDV responded by demanding the seller withdraw its notice by Feb. 14, and when they did not do this, REDV notified them that they were in default of the agreement, according to the suit. The company is now suing the seller for breach of contract and to get its $814,000 deposit back.

Representatives for REDV did not respond to requests for comment. Representatives for RKF said they had no ownership in the commercial condo unit, but the LLC named in the suit was a client of theirs. They would not identify the client.

Sen. Michael Gianaris, a Democrat who represents the Queens neighborhood, is drafting the proposed law, the Wall Street Journal reported. The legislation would prohibit buying or selling real estate based on any nonpublic government action. It would make such deals a felony punishable by up to four years in prison.

Queens developer lands $75M loan for latest Flushing project Philip Chong of HCRE secured the financing

Shanghai Commercial has offered up more construction financing for a new development, this time for a mixed-use project in Flushing.

The Hong Kong-based lender provided $75 million to an entity managed by developer Philip Chong of HCRE for the development at 144-51 Northern Boulevard, according to mortgage documents recorded Monday with the city s Department of Finance.

The bank did not immediately return a request for comment. Chong could not be reached.

Earlier this month, the bank loaned about $131 million to Youngwoo Associates to build its colorful 22-story hotel, office and retail development in Washington Heights.

And last year, Frank Ng landed $60 million from the lender for a hotel he is planning at 132 West 28th Street in Chelsea.
